Rayonier Inc. (RYN) Earnings & Analysis

Updated · Covers results through Q2 FY2026 · Earnings call · How this is made

Latest quarter

Rayonier reported second-quarter revenue of $396.5 million, above the $364.2 million consensus. Adjusted earnings of $0.10 per share also exceeded the consensus of $0.06. GAAP diluted earnings per share were $0.06, down from $2.63 a year earlier.

The filing shows that Southern Timber sales rose to $107.6 million as added PotlatchDeltic timberlands lifted harvest volumes, although lower prices and higher depletion and other costs reduced operating income. Northwest Timber sales rose to $66.0 million, also helped by volume from acquired timberlands. The new Wood Products segment contributed $196.2 million of sales, while Real Estate sales rose to $53.7 million as more acres were sold.

Rayonier reported a gross margin of 19.1%, compared with 29.7% a year earlier, and an operating margin of 8.73%, compared with 13.7%. Free cash flow was $83.2 million, down from $733.8 million. The filing attributes the prior-year investing cash inflow primarily to proceeds from the sale of the New Zealand joint venture interest.

What management said on the call

CEO Mark McHugh said the merger with PotlatchDeltic had added timber harvest volume and that Rayonier remained on track to achieve its run-rate synergy targets. He also described a land exchange in which Rayonier sold approximately 36,000 acres in Southwest Washington for $145 million and acquired approximately 57,000 acres in Texas and Alabama for $146 million, subject to closing adjustments. McHugh said the exchange was expected to increase cash flow on a timber-only basis.

On Southern Timber, McHugh said sawlog demand was steady as lumber prices climbed, while pulpwood demand remained subdued. Asked about pulpwood pricing, he said mill closures, hurricane salvage and dry weather had contributed to successive quarters of declines, but markets had generally stabilized. He pointed to improved containerboard prices and mill operating rates as potential support for future pricing.

McHugh said lumber prices benefited from mill curtailments, higher tariffs on Canadian imports and limited flatbed trucking availability. Rayonier used more rail transportation alongside its trucking network, he said, and largely passed increased transportation costs through to customers. Asked about Canadian competition, McHugh said he expected U.S. lumber producers to continue gaining market share despite a preliminary reduction in one duty rate.

In real estate, McHugh said Rayonier had seen increased interest from data center developers, but site requirements and due diligence were more stringent than for solar projects. He said the company had assembled a team and enlisted outside experts to identify and market potential sites, while calling it too early to quantify potential pricing or acreage. McHugh also said solar developers were concentrating on optimizing their pipelines as they assessed interconnection costs and regulatory changes.

On capital allocation, McHugh said Rayonier expected to remain active in repurchasing shares if trading conditions remained similar, while preserving balance-sheet flexibility and its investment-grade credit rating.

Guidance

Rayonier now expects full-year Southern Timber harvest volumes of 12.2 to 12.5 million tons, compared with its previous range of 12.1 million to 12.6 million tons. For Northwest Timber, it expects 2.0 to 2.2 million tons, compared with 2 million to 2.3 million tons previously.
