Latest quarter
Extra Space Storage reported third-quarter revenue of $889.8 million, above the $880.3 million consensus. Adjusted EPS, as the consensus counts it, was $2.17, also above the $2.10 estimate. Revenue rose from $858.5 million a year earlier, while diluted EPS increased to $1.18 from $0.78.
In its filing, Extra Space attributed higher property rental revenue primarily to acquisitions completed in 2025 and the first nine months of 2026, partly offset by property sales. The company also cited higher average rent per occupied square foot. It said tenant reinsurance revenue increased mainly because it operated more stores, while management fees and other income rose with the number and revenue of stores under management.
Extra Space reported an operating margin of 44.0%, compared with 32.5% a year earlier. Free cash flow fell to $663.8 million from $918.4 million. On the call, CFO Jeff Norman said same-store revenue grew 2.7% and same-store expenses declined 1.8%.

What management said on the call
CFO Jeff Norman told analysts that demand had been steady over the past few years and attributed the sector’s recovery largely to moderating new supply rather than improving demand. He said markets that had experienced little new supply, or had absorbed it earlier, recovered more quickly, while some lower-performing markets were still navigating new supply.
On pricing, Norman said rates for new customers were roughly flat through the third quarter, while occupancy remained above the comparable prior-year level. He said those trends continued into October. President and future CEO Noah Springer said Extra Space adjusts rates and occupancy across individual properties to pursue revenue and net operating income.
Asked about Los Angeles County, Norman said earlier emergency-order pricing restrictions had held rates down at many properties. He said the company had gradually moved approximately half of affected customers toward market rates after restrictions were lifted, but would pause increases following a new emergency order. Norman said the order had no material impact on 2026 and was included in guidance; its potential 2027 effect remained under evaluation.
Norman said lower repairs and maintenance spending followed the completion of Life Storage-related cleanup and investment. He described the resulting spending level as sustainable, but did not expect another 20% decline. He also said insurance savings reflected a midyear renewal and would last into 2027.
For investment, Norman said Extra Space added 78 gross stores to its third-party management platform during the quarter, invested $64 million in acquisitions and developments, and originated $20 million in bridge loans. Springer said the company would honor property purchase commitments already made to sellers, even if future deals were repriced.
Looking ahead, Norman said fourth-quarter comparisons would be more difficult, but the top end of the company’s range allowed for continued revenue acceleration. Springer said the leadership transition would retain a focus on property-level net operating income, growth and technology.
Guidance
Norman said Extra Space raised its 2026 Core FFO guidance to $8.40 to $8.50 per share from $8.25 to $8.40 per share, citing results ahead of expectations and an improved fourth-quarter outlook. He said the company also raised its acquisition guidance to $400 million from $300 million at its share.
Extra Space lowered its expected same-store expense growth to 0%-0.5% from 1%-2%, while raising its same-store net operating income growth forecast to 2.5%-3.5% from 0.5%-2.5%.
