Essent Group Ltd. (ESNT) Business Profile

Updated · Covers results through FY2025 · How this is made

What it does

Essent Group serves the housing finance industry through mortgage insurance, reinsurance, title insurance and settlement services. It sells to mortgage lenders and other participants in home financing, serving borrowers and investors as well. The company was organized in Bermuda in 2008. Its holding company and reinsurance business are domiciled in Bermuda, while its mortgage insurance and title operations are headquartered in Radnor, Pennsylvania. Mark A. Casale is chairman, president and chief executive officer.

Private mortgage insurance protects lenders and mortgage investors against part of their loss if a borrower defaults. It can help a lender sell a low-down-payment loan to Fannie Mae or Freddie Mac, the government-sponsored enterprises that buy mortgages and guarantee mortgage-backed securities. Essent Guaranty provides this coverage on U.S. residential first-lien loans and also offers contract underwriting, which involves checking mortgage applications against customers’ lending guidelines.

Essent Re assumes mortgage credit risk from other parties and offers underwriting consulting to reinsurers. It has also entered property and casualty reinsurance. Separately, Essent offers title insurance and settlement services, both directly and through title agents. Title insurance is part of Corporate and Other, while Mortgage Insurance and Reinsurance are its two reportable segments.

How it makes money

Essent earns mortgage insurance premiums for taking on a specified share of loss on insured loans. Customers choose a coverage level, subject to requirements where a loan is sold to Fannie Mae or Freddie Mac. Rates depend on factors including the coverage percentage, the loan’s characteristics and the borrower’s risk characteristics. Premiums are generally calculated as a percentage of the original loan balance and are typically paid by the borrower, although the lender may pay them instead.

Policies can be paid monthly, upfront, annually or through a combination of an upfront and monthly payment. Monthly premiums are earned as coverage is provided; a single premium is earned over the policy’s estimated life. Insurance can be cancelled when a loan is repaid or when applicable cancellation conditions are met. New policies add to insurance in force, while cancellations reduce it. Premiums are also affected by rates and by premiums ceded or assumed under reinsurance agreements.

New mortgage insurance written was approximately $46.6 billion in 2025; mortgage insurance premium earned was $216 million in the second quarter of 2026.

The Reinsurance segment earns premiums based on the risk covered and the rates on its transactions. Its business includes U.S. mortgage credit risk transfers and property and casualty risks. Essent also earns investment income from its portfolio. In title insurance, premiums depend on the number of policies issued and are generally recognized when transactions close. Contract underwriting and settlement services add to the range of services Essent offers its customers.

Customers and how it sells

Essent’s mortgage insurance customers include banks and other regulated depository institutions, mortgage banks, credit unions and other residential mortgage lenders. The company works with national lenders through national account managers and serves smaller and mid-sized lenders through regional account managers and support staff. It also provides customers with portfolio reviews, training and product development support.

One lender accounted for 19.0% of consolidated revenue in FY2025. The top ten mortgage insurance customers generated 59.3% of new insurance written on a flow, or loan-by-loan, basis in the year ended December 31, 2025.

Essent Guaranty is licensed to write mortgage insurance in all 50 states and the District of Columbia. Essent’s title insurer is licensed in 45 states and the District of Columbia, and its title products are sold directly and through agents. Title and settlement customers include participants in residential real estate, such as lenders, agents, developers and attorneys. Essent Re is based in Bermuda and participates in the Lloyd’s of London market as well as U.S. mortgage risk transfers.

Suppliers and costs

Essent’s obligations include claims on its insurance policies, operating expenses and interest and repayment on borrowings. A mortgage insurance claim can arise when a default is not cured and the insured customer acquires title to the property. The amount paid depends on the policy and the settlement option used. Essent also faces underwriting and loss-adjustment costs in its insurance and reinsurance operations.

Reinsurance transfers some mortgage insurance risk to other parties, with premiums ceded under those arrangements affecting net premiums. Its investment portfolio provides income, while changes in investment values and claim payments can affect liquidity.

The company employed 514 people at December 31, 2025. It uses sales, underwriting, risk management, claims and technology teams to support its operations, alongside its network of title agents.

Competitive position

In private mortgage insurance, Essent Guaranty competes with Arch Mortgage Insurance Company, Enact Mortgage Insurance Corporation, Mortgage Guaranty Insurance Corporation, National Mortgage Insurance Corporation and Radian Guaranty Inc. All are approved by Fannie Mae and Freddie Mac. Insurers compete on price, customer relationships, underwriting terms, financial strength, technology and service. Essent also competes with government mortgage insurance programs and alternatives such as piggyback loans, which combine mortgages to avoid the need for private mortgage insurance.

In reinsurance, competition depends on the product and geography, with price, financial strength, coverage and service among the factors. In title and settlement services, competitors include Fidelity National Financial, First American Financial, Old Republic International and Stewart Title Guaranty, as well as smaller companies and agencies.

Essent’s mortgage insurer approvals allow it to cover loans for sale to the government-sponsored enterprises. The company also maintains lender relationships through account managers, support and training. It says its pricing engine generates its own score and that it encounters less competition in some higher-debt-to-income or higher-loan-to-value segments.

Our reading: Approvals and lender relationships support Essent’s access to business, but they are shared or contested advantages rather than exclusive protections. Our reading: Risk selection and pricing technology may help differentiate Essent, although customers can choose among other approved insurers.

Growth opportunities

Essent’s mortgage insurance growth depends on writing new coverage and retaining existing policies. The company says the volume of low-down-payment originations, competition and customer relationships influence new insurance written, while repayments, refinancing and cancellations affect how much coverage stays in force. Essent believes current interest rates will support elevated persistency, but that affordability will keep portfolio growth paused while it constrains originations.

Essent is also expanding beyond its mortgage insurance business. Essent Re entered the Lloyd’s of London market to reinsure property and casualty risks beginning in the first quarter of 2026. The company expects approximately $320 million of written premium from its property and casualty reinsurance activity in 2026. It said it invested $50 million in its Lloyd’s book, backing more than 45 syndicates.

In title, Essent is investing in technology and onboarding partners using relationships from its mortgage insurance business. The company says it is adding title agents in Florida and Texas and has implemented an underlying title system that it is testing live. Essent expects title to provide supplemental earnings and deepen lender relationships over the longer term, although it does not expect a meaningful near-term earnings impact.

Structural risks

  • Mortgage defaults and claims: Borrowers may default because of unemployment, illness, economic conditions or falling property values. Defaults that are not cured can result in claims.

  • Mortgage market activity and cancellations: New business depends on low-down-payment mortgage originations, which are affected by interest rates, housing affordability and credit conditions. Repayment, refinancing and insurance cancellation can reduce coverage in force and future premiums.

  • Customer concentration and competition: Losing a large customer could materially affect the business. Competition could lead to lost customers, lower premiums or wider credit guidelines, while government programs and other structures can substitute for private mortgage insurance.

  • Government-sponsored enterprise requirements: Changes to Fannie Mae and Freddie Mac practices, eligibility requirements or use of mortgage insurance could reduce revenue or profitability. Their rules also affect coverage, underwriting, cancellation and capital requirements.

  • Capital and regulation: Insurance subsidiaries face capital, reserve and dividend restrictions. Additional capital may be needed if regulatory or enterprise requirements change, claims rise, the portfolio grows or the company funds new initiatives.

Bottom line

Our reading

Essent is an insurance business built around taking and managing U.S. mortgage credit risk, with premiums continuing while policies remain in force. Its lender relationships and approvals support access to that market, but origination volumes, customer concentration and changes in housing-finance rules remain important exposures. Title and property and casualty reinsurance add other activities, though the company expects mortgage-related business to continue driving reinsurance earnings in the near term.
