Healthpeak Properties, Inc. (DOC) Earnings & Analysis

Updated · Covers results through Q2 FY2026 · Earnings call · How this is made

Latest quarter

Healthpeak reported Q2 FY2026 revenue of $771.6 million, which was above the consensus of $726.2 million. The company reported adjusted EPS, as the consensus counts it, of $0.46, above the consensus of $0.44. Revenue was up 11.1% from $694.3 million in Q2 FY2025, while diluted EPS rose 60.0% to $0.08 from $0.05.

The filing attributed increased net income applicable to common shares partly to higher senior-housing Adjusted NOI, reflecting occupancy gains, higher resident-fee rates, the SWF JV Buyout and other 2026 acquisitions. It also cited higher interest income, gains on real-estate sales, loan-loss recoveries, and an income-tax benefit related to the disposition of a senior-housing community. The filing said lower occupancy in lab, 2026 dispositions, and properties in development and redevelopment reduced Adjusted NOI in the outpatient medical and lab segments.

Healthpeak’s gross margin was 56.8%, compared with 60.2% a year earlier, and its operating margin was 16.2%, compared with 17.0%. Free cash flow was $146.2 million, down 30.5% from $210.2 million.

What management said on the call

Scott Brinker said outpatient medical demand continued to support leasing, with 5% cash releasing spreads and total occupancy up 20 basis points sequentially. He said the leasing pipeline suggests internal growth in the outpatient portfolio will accelerate in 2027. Kelvin Murphy said the company executed 1.2 million square feet of outpatient leases during the quarter, including approximately 327,000 square feet of new leasing, and ended with 90.7% total occupancy.

Murphy said lab occupancy increased 80 basis points sequentially to 78.5%, with 381,000 square feet of leases executed in the quarter. He said the company expected modest improvement in lab total occupancy by year-end, while declining to specify the quarter in which an occupancy inflection would occur. In response to analyst questions about the lab pipeline, Murphy said Healthpeak had 500,000 square feet under letter of intent within a 2 million-square-foot pipeline and described the demand as disproportionately wet-lab space from biotech tenants. He also said lease economics varied by use, space condition and required capital, while second-generation space generally required modest capital.

Murphy identified the Bay Area and San Diego as the markets with the strongest demand, while describing Boston as the most challenged lab market because of supply overhang. Scott Bohn said that Healthpeak’s Route 128 West assets were 11% vacant, compared with 30% vacancy across that market. Brinker told analysts that one Boston renewal, despite a 10-year term and limited tenant improvements, accounted for an unusually lower lab rent spread in the quarter.

On capital allocation, Brinker said Healthpeak completed partnerships with Blackstone and Brookfield and expected to do more with both. He said the company would focus on core markets where its local teams and platform could contribute, while most life-science opportunities under review were fee-simple transactions; he said some loan structures with a path to ownership could also be considered. Murphy said Healthpeak expected $1.9 billion in gross proceeds from capital-recycling initiatives through year-end and had repaid $900 million of debt through August 4. Brinker said the company had closed $1.8 billion of senior-housing acquisitions since January 1 and expected its senior-housing portfolio to essentially double in size during 2026.

Guidance

Kelvin Murphy said Healthpeak raised its FY2026 adjusted FFO guidance by 2 cents to $1.73 to $1.77 per share, from the prior $1.71 to $1.75 per share range. He said the increase reflected a 75-basis-point increase in midpoint total same-store NOI, including 200-basis-point increases in lab and senior housing, and low-market-interest amortization related to a $400 million seller-note repayment. Murphy also said the company expected $1.9 billion in gross proceeds from capital-recycling initiatives through year-end.
