Latest quarter
Crown Castle reported third-quarter revenue of $995.0 million, below the $1.0 billion consensus, while adjusted EPS of $1.24 exceeded the $1.20 consensus. Revenue fell from $1.1 billion a year earlier, and diluted EPS declined to $0.67 from $0.74.
The company’s filing shows site rental revenue fell to $966 million from $1,012 million, primarily because of DISH terminations and Sprint cancellations. It said new leasing and contractual rent increases were partially offset by a decline in the associated straight-line accounting adjustment. Adjusted services and other gross margin fell to $17 million from $31 million, reflecting the volume and mix of work for carriers.
Crown Castle reported an operating margin of 46.7%, compared with 49.0% a year earlier. Free cash flow fell to $147.0 million from $671.0 million. For the first nine months, the filing attributed lower operating cash flow primarily to the fiber sale and a $275 million payment connected with a tower lease modification.

What management said on the call
CEO Chris Hillabrant said Crown Castle resolved a longstanding issue with a major customer during the quarter. CFO Sunit Patel said the company paid $275 million for a residual economic interest in a subset of towers and extended the customer’s leases, with the aim of limiting long-term cancellations. Patel expects the transaction to add nearly $4 million to fourth-quarter site rental billings and $20 million in straight-line revenue.
Patel said third-quarter organic growth, excluding Sprint cancellations and DISH terminations, was 3.5%, or $35 million. He said that growth was more than offset in site rental revenue by cancellations, terminations and lower non-cash revenue. He expects services margin to increase in the fourth quarter from $15 million in the third.
On demand, Hillabrant said a customer’s rollout of 600 MHz spectrum had been slower than anticipated, with design engineering and equipment selection underway. Asked about services, he said applications were starting to flow after the transaction closed and were the largest individual component of the expected fourth-quarter increase. Patel said the services business can vary from quarter to quarter.
Hillabrant said cost actions produced $65 million of annualized operating savings, while ground-lease purchases can improve margins and give Crown Castle more control over its sites. Patel reiterated an expectation of more than 200 basis points of margin expansion by 2030 relative to 2026.
In response to questions about edge computing, Hillabrant said Crown Castle had deployed more than 100 sites and was assessing customer demand, available structures and power. He characterized the initiative as a trial while the company works out whether it can scale profitably. On potential tower demand from SpaceX, Hillabrant said Crown Castle was ready to help if a terrestrial network is built, but declined to discuss individual customer conversations.
Guidance
Crown Castle raised its full-year 2026 site rental revenue outlook by $20 million at the midpoint to $3.853-$3.898 billion, and adjusted EBITDA by $25 million to $2.690-$2.740 billion. Patel said the company also increased its AFFO outlook by $5 million, reflecting the customer agreement and lower site rental operating costs.
Patel raised expected discretionary capital expenditure by $40 million to $240 million, citing more ground-lease buyouts. He said discretionary capital expenditure net of anticipated prepaid rent additions is expected to be $200 million at the midpoint.
