What management said on the call

CEO Debra Cafaro said Ventas intends to expand its senior housing operating portfolio through both acquisitions and growth at existing communities. She said an aging population would support demand over the coming decade, while new construction starts remained low and projects faced long timelines and high costs.

Discussing pricing and occupancy, Cafaro said Ventas aims to balance the two to maximize net operating income while offering value to residents. Justin Hutchens said the timing and pace of the senior housing selling season would be the main determinant of the full-year result.

Cafaro said more assets were coming to market and into Ventas’ relationship-driven pipeline. She said the company considered its team’s experience and relationships advantages in competing for transactions. Ventas expected $4.5 billion of senior-housing-focused investments in FY2026, up from its earlier $3.0 billion expectation.

CFO Robert Durbin said senior housing investments contributed to the increase in the normalized FFO outlook, with dispositions and loan repayments offsetting part of that contribution. He also cited higher interest rates and currency effects as offsets. Durbin said Ventas had funded investments with equity and expected that approach to continue, without specifying a leverage target.

In response to questions about dispositions, Cafaro said the company continued to evaluate its portfolio and was focused on expanding senior housing. Durbin said the planned disposals and loan repayments were concentrated outside that business. Asked about research properties, Durbin said tenant non-renewals were expected to affect results for the balance of the year.

Cafaro described the acquisition pipeline as “active and actionable.” On the operating strategy, she said Ventas was focused on “the calibration of rate and occupancy.”
