United Dominion Realty Trust, Inc. (UDR) Earnings & Analysis

Updated · Covers results through Q3 FY2026 · Earnings call · How this is made

Latest quarter

UDR reported third-quarter revenue of $428.1 million, down from $431.9 million a year earlier. On the consensus basis, reported revenue of $424.6 million missed the $427.5 million estimate. Adjusted EPS of $0.65 exceeded the $0.64 consensus.

Diluted EPS rose to $0.67 from $0.12. UDR’s filing attributed the increase in net income primarily to a $190.1 million gain on real estate sales, compared with no such gain in the prior-year quarter, alongside lower depreciation and higher interest and other income.

The filing said same-store property net operating income increased 1.0% year over year, as a 1.5% rise in rental income was partly offset by a 2.7% increase in operating expenses. UDR attributed the expense increase primarily to higher real estate taxes, utilities and personnel costs. Weighted average physical occupancy was 96.6%.

UDR reported an operating margin of 63.1%, compared with 17.7% a year earlier, and free cash flow of $201.8 million, up from $155.7 million.

What management said on the call

Chief Operating Officer Michael D. Lacy said leasing conditions had held into the fourth quarter. He expected blended lease rate growth of 1.5% to 2% and occupancy of 96.5% to 96.7%. Lacy said UDR had limited its exposure during weaker demand months, with around 15% of leases expiring in the fourth quarter. He also said market rents had risen about 50 basis points over the preceding 60 days, compared with a decline of about 300 basis points in the prior-year period.

Asked about the Sunbelt, Lacy said it generated around 20% of UDR’s net operating income. He said blended lease rates there fell 1.5% in the third quarter, compared with a 2% decline in the second quarter. In Seattle, Lacy cited aerospace hiring, some AI-related jobs and relatively low supply as factors supporting demand.

Chief Financial Officer David Dooley Bragg said UDR had closed its Apollo joint venture, contributing 19 apartment communities and receiving $1.34 billion for a two-thirds interest. He said UDR retained a one-third interest and would manage the apartments for a fee. Bragg said about one-third of the proceeds had been directed toward debt reduction, with the rest intended for acquisitions and share repurchases. UDR had repurchased approximately 5.2 million shares for $185 million since quarter-end, he said.

Asked how UDR selects investments, Bragg said it considers predicted rent growth, operating potential and capital spending at the property level. Lacy said the newly acquired Inland Empire property was expected to reach an operating margin of around 85% when stabilized. Bragg said the earnings effect of the Apollo transaction depended on how UDR deployed the proceeds and that the company would provide details the following quarter.

Guidance

Chief Financial Officer David Dooley Bragg said UDR raised its full-year 2026 adjusted funds from operations guidance by $0.02 per share at the midpoint to $2.55, after year-to-date results exceeded its prior midpoint expectations.

Chief Operating Officer Michael D. Lacy said UDR raised its full-year same-store revenue growth range to 1.4% to 1.8% and lowered its expense growth midpoint to 2.9%. He said the resulting net operating income growth range increased to 0.8% to 1.2%.

In a separate calculation including the Apollo joint-venture communities, UDR’s release gave full-year same-store revenue and net operating income growth midpoints of 1.45% and 0.75%, respectively.
