Omega Healthcare Investors, Inc. (OHI) Earnings & Analysis

Updated · Covers results through Q3 FY2026 · Earnings call · How this is made

Latest quarter

Omega reported third-quarter revenue of $340.6 million, up from $311.6 million a year earlier. Diluted earnings per share fell to $0.27 from $0.59, while net income was $87.0 million.

CFO Neal Ballew said the revenue increase was primarily driven by $31 million in resident fees and services from Omega’s operating portfolio. The filing says those fees came from facilities operated under RIDEA structures, which give Omega exposure to facility operations rather than rental income alone; the company had no comparable revenue from those facilities in the prior-year quarter.

The filing says rental income decreased partly because of facility transitions and sales, higher receivable write-offs and U.K. lease conversions. It also attributes higher general and administrative expenses partly to stock compensation and cash transition costs associated with leadership changes. Omega reported free cash flow of $191.0 million, compared with $217.4 million a year earlier.

What management said on the call

CEO Matthew Gourmand said third-quarter adjusted funds from operations (AFFO) were 82 cents per share and funds available for distribution were 78 cents per share. He said both measures were effectively flat sequentially, citing the effect of $563 million in late second-quarter asset sales. CFO Neal Ballew said asset sales and loan repayments over the preceding two quarters reduced third-quarter AFFO by $8.8 million, partly offset by income from new investments and lower net interest expense.

Gourmand described portfolio changes intended to increase rent. Omega transitioned 32 Florida skilled nursing facilities to PACS in October, according to Chief Investment Officer Vikas Gupta. Gourmand said Omega paid a $90 million termination fee to the prior operator and increased annual cash rents on the portfolio by $26.1 million in the first year. Gupta also said Omega invested $48 million during the quarter to convert 30 U.K. care homes from triple-net leases to RIDEA operating structures.

On investments, Gupta said Omega made an $846 million mortgage loan secured by a U.K. care-home portfolio. Asked about the transaction, he said Omega plans to convert the mortgage structure after regulatory approvals, which he expects in about one year. He said the deal was competitive and that Omega’s track record and ability to close quickly helped it win.

Discussing the investment pipeline, Gupta said opportunities leaned toward senior housing and U.K. care homes, while skilled nursing remained competitive. Gourmand said Omega evaluates deals individually, including whether to use triple-net leases or RIDEA structures.

Ballew said Omega had no borrowings outstanding on its revolver at quarter-end and had subsequently used cash, recycled loan repayments and revolver borrowings to fund the mortgage loan. He said Omega is targeting leverage below four times for the foreseeable future.

Guidance

Ballew said Omega raised its full-year 2026 adjusted FFO guidance to $3.28 to $3.30 per share from $3.22 to $3.26 per share. He said the outlook includes investments completed through November 3 and assumes NewGen pays its full contractual rent and Maplewood continues paying its current monthly rent.
