Latest quarter
MAA reported Q3 FY2026 revenue of $560.1 million, above the $558.0 million consensus. Core funds from operations (FFO) per share, the adjusted measure used for the consensus comparison, was $2.10, matching expectations.
Revenue rose from $554.4 million a year earlier. MAA’s filing said revenue at established same-store communities declined as occupancy and effective rent per unit fell. Revenue from other properties increased, primarily because of completed development units and recently acquired communities.
The filing said property operating expenses rose from a year earlier, with utilities, repairs and maintenance, and marketing contributing to the increase at same-store properties. MAA reported an operating margin of 24.9%, compared with 27.2% a year earlier, and gross margin of 57.1%, compared with 57.7%.
Diluted earnings per share fell to $0.74 from $0.84. The filing attributed the increase in interest expense primarily to a higher average debt balance and a higher effective interest rate. MAA reported free cash flow of $135.6 million, compared with $74.6 million a year earlier.

What management said on the call
CEO Brad Hill said the recovery in new-resident lease pricing had arrived later than MAA expected, prompting a revised full-year outlook. He said demand was absorbing apartments delivered in recent years and that preliminary October blended lease-over-lease rates had improved from a year earlier. Hill expected year-over-year improvement in new-resident lease-over-lease rates for the full fourth quarter, rather than the third quarter as previously anticipated.
Asked about the quarter ahead, Tim Argo said November and December pre-leasing volumes and rates were trending above their year-earlier levels, although the outcome would depend on leasing still to be completed. He said MAA had fewer lease expirations and more renewals in the fourth quarter, making it less reliant on filling currently vacant units. Argo expected new-lease rates to moderate sequentially by about half their typical amount and occupancy to move toward 95.5%.
On competition, Hill said concessions rose in the third quarter as MAA competed with newly supplied apartments while building occupancy. Argo said concessions had eased slightly in late Q3 and early Q4, adding that stabilized occupancy and fewer apartments in lease-up could allow operators to reduce discounts. Asked about Atlanta, he described an early-quarter occupancy dip as temporary and said occupancy had recovered.
Hill said MAA’s priorities included expense management, centralized technology and property improvements. He expected its operating-platform initiative to improve the margin run rate by $25.0 million by the end of FY2027. Argo said MAA had completed 5,544 interior unit upgrades through the first three quarters and expected to accelerate the program in 2027.
Hill said MAA had started construction on projects in Kansas City, Northern Virginia and Nashville. Asked about next year’s guidance process, he said the company would review expectations that had not materialized, including its assumptions about economic uncertainty and consumer sentiment.
Guidance
Clay Holder said MAA lowered the midpoint of its full-year core FFO guidance and revised the range to $8.43–$8.55 per diluted share.
Holder said MAA reduced its full-year same-store revenue growth midpoint to −0.25%, primarily reflecting third-quarter results. The company also lowered its effective rent growth midpoint to −0.10% and its average physical occupancy midpoint to 95.4%.
Holder said MAA reduced its same-store expense growth midpoint to 1.40%, primarily because of lower projected real estate taxes. The revenue and expense revisions brought the same-store net operating income growth midpoint to −1.25%.
