What management said on the call
On COPT’s Q1 earnings call, CEO Stephen Budorick discussed demand from government missions and defense contractors. He said COPT had committed $55 million to a development at Redstone Gateway and was seeing demand from government missions related to missile defense and space activities that exceeded the building’s capacity.
Budorick said proposed defense funding could support tenant demand in coming years, with a typical 12 to 18 month lag between appropriations and lease executions. In the Q&A, he cautioned that the budget had not yet been passed or appropriated. He also said COPT was preparing to shorten development delivery times but needed demand to materialize more formally before moving more aggressively, particularly in Huntsville.
Asked about the development leasing pipeline, Budorick said 25% to 30% related to projects already under construction; other opportunities included demand for subsequent buildings. He said highly occupied properties made it harder to match available space to emerging requirements, although space returned by tenants could be brought back to market.
On competition in the Westfields submarket, Budorick said smaller investment groups were interested in similar assets but he could not identify any new entrants. He also said a data-center-shell opportunity remained at an impasse over power and that COPT had stepped aside because the economic terms were too burdensome.
CFO Anthony Mifsud said Q1 benefited from earlier-than-budgeted lease commencements, renewal leasing and real estate tax refunds, partly offset by higher-than-forecast winter weather expenses. He said the company had repaid its $400 million bond in March after prefunding the maturity with unsecured notes, and that the increased interest on that debt would add $0.09 of financing costs in 2026.
Guidance
COPT raised its 2026 FFO guidance midpoint to $2.80 per share, from the $2.76 midpoint CFO Anthony Mifsud gave on the Q1 call. COPT separately reported a full-year FFO range of $2.77 to $2.79 per share, which does not align with that midpoint.
CEO Stephen Budorick said COPT lowered its tenant-retention guidance midpoint to 80%, from the 82.5% midpoint given on the Q1 call. COPT also increased its capital commitment target to $375 million for enhanced security requirements at a pre-leased San Antonio development, compared with the $290 million midpoint Mifsud gave on the Q1 call.
