Brixmor Property Group Inc. (BRX) Earnings & Analysis

Updated · Covers results through Q3 FY2026 · Earnings call · How this is made

Latest quarter

Brixmor reported Q3 FY2026 revenue of $359.6 million, above the consensus estimate of $356.1 million. Adjusted earnings per share, as counted by the consensus, were $0.60, above the $0.59 estimate.

Revenue rose from $340.8 million a year earlier. In its filing, Brixmor attributed the increase in quarterly rental income principally to properties owned throughout both periods, including higher base rent, expense reimbursements and lease termination fees. The company said contractual rent increases, leasing spreads and higher billed occupancy contributed to the base-rent increase.

Brixmor reported diluted earnings per share of $0.29, compared with $0.31 a year earlier. Gross margin was 75.7%, compared with 75.3%, while operating margin was 38.4%, compared with 32.4%. The company reported free cash flow of $95.6 million, compared with −$49.2 million a year earlier. Its filing also said quarterly interest expense increased because of a higher average interest rate and higher average debt obligations.

What management said on the call

CEO Brian Finnegan said demand for space in grocery-anchored centers continued, with traffic growing and new supply limited. He said Brixmor signed new and renewal leases at rents above those on comparable prior leases, and ended the quarter with $69.0 million in signed leases that had not yet commenced.

Finnegan said retailer relationships and technology were helping shorten the leasing process and bring forward rent commencements. Asked how faster leasing affected the outlook, he said legal processing time had fallen and that “tenants are taking on more existing conditions,” allowing Brixmor to deliver space and start tenants sooner. He added that project scopes differ, making the time from lease execution to opening hard to quantify.

On smaller shops, Finnegan said reinvestment projects offered room to increase occupancy as they come online. He pointed to tenant renewals and low move-outs when asked about tenants’ ability to pay higher rents. He also said Brixmor continued to watch drugstores as a category that may close stores.

Finnegan said the active reinvestment pipeline totaled approximately $322.0 million at quarter end. He described redevelopment and occupancy as opportunities in the planned Slate transaction. CFO Steven Gallagher said the transaction’s effect on future funds from operations would depend on closing timing, purchase accounting and the mix and pricing of funding.

Asked about asset sales to fund the deal, Chief Investment Officer Mark Horgan said buyers were seeking exposure to open-air retail and that Brixmor had assets under contract or in negotiations. Gallagher said the company was working with its banks on a $400.0 million delayed-draw term loan. He also said he expected fourth-quarter same-property income growth to moderate as Brixmor compares with a period of elevated ancillary and other income.

Brixmor raised its FY2026 Nareit funds from operations guidance to $2.36 to $2.38 per diluted share from its previous range. The company also raised the lower end of its same-property net operating income growth outlook to 5.50%, while maintaining the upper end at 5.75%.
